May 2018 Monthly Market Update for Homes and Condominiums on Maui

For the month of May 2018, you can see that Medium priced decreased from $700k to $695k versus May 2017. Click here to see Residential statistics for year-to-date 2018 where you can see that the overall median price has remained unchanged at $690,000 from January-May 2017 to January-May 2018.  For prospective buyers, there are still deals to be found in the market, and for sellers, the market has still not hit the highs of the previous market peak. Inventory is still low, so prices still have room to increase.

In May 2018, the median price for condominiums remained the same at $475,000, and the total number of sales increased 35.1%. Click here for the year-to-date 2018 versus 2017 where you will see that the median price increased 1% and the total number of sales increased 22.1%. There is an opportunity to find deals for buyers even though this market segment is definitely seeing significant action with the 35.1% increase for May and 22.1% for the 2018 year-to-date.

Maui Real Estate Market History

Single Family ResidentialMaui Market Summary
The Maui Real Estate market has been on a recovery trend from its recent low in 2011.  Since the low, the average annual growth (median price) for Single Family Residences has been 9.5%, with a high of 12.8% in 2013.  For Condominiums, the average annual growth is 11.3% with a high of 15.8% in 2012. Land values have been more robust, with the average annual growth of 19.5% and a high of 31.6% in 2014.

Some reasons for the slower growth in this current cycle could be the tighter lending requirements, increased government controls on lending, and a lack of consumer confidence.  Given the current climate, there is good news for buyers and sellers.

Whether you are a buyer or a seller, now is a great time to buy or sell.  For buyers, lenders are coming out with new programs for first time home buyers and self-employed individuals to help hard-to-qualify buyers get into their first homes.  For sellers, the inventory is low and prices are going up, so now is a good time for a transition.
